Project Overview
NatWest Bank's commercial office building in Spinningfields, Manchester, required a heat control solution to improve internal temperature regulation and reduce the strain on the air conditioning system. Following consultation with a structural engineer, Opalux External Specialist Heat Control Clear Film was selected as the ideal solution. Given the building's annealed glazing, using a traditional dark solar film was not an option due to the risk of thermal stress leading to potential glass breakage.
Scope of Work
The project involved the installation of 2000m² of external window film on the structural glazing. Due to the building's height and glazing design, our installers used a purpose-built on-site Building Maintenance Unit (BMU) to access the installation areas. To ensure safe and efficient execution, our team underwent specialist SEAMA training to operate the BMU effectively.


Challenges & Solutions
- Planning Application Adjustments
- Initially, the project was approved for only the top two floors. However, during the planning application process with Manchester City Council, it was advised that the film should be installed on all remaining floors. This increased the total coverage to 2000m².
- Large Glass Panels & Height Considerations
- The structural glazing panels were just under 7m² each, making installation complex, particularly at height.
- The BMU system allowed our team to safely apply the film externally while ensuring precise alignment and application.
